The Connell Company, through its division Connell Real Estate & Development Co., develops and manages its Class A commercial office buildings. Connell’s real estate operations commenced in 1981 when The Connell Company acquired forty-four acres of land in Union County, New Jersey. Additional contiguous land acquisitions made from 1982 through 1986 completed the 170 acres that is now Connell Corporate Park. Since Connell intends to own the park (directly, or through its affiliates) for generations to come, Connell Real Estate adheres to the highest standards in terms of initial construction quality, ongoing maintenance and tenant base.

Major tenants in the park include Fortune 500 companies in the insurance, financial, pharmaceutical and high-tech industries. The park is strategically located 15 minutes from Newark International Airport and 22 miles from New York City. Access to the site has been improved with the construction of a fly-over from Plainfield Avenue and the completion of an exit ramp from eastbound Interstate 78 directly into the site. Additionally, the park has two licensed helistops available for tenants’ use. When fully developed, Connell Corporate Park will consist of over 1,750,000 square feet in six Class A office buildings.

Connell Corporate Center I:
In 1984, as the first stage in the park’s development, Connell Real Estate completed construction of Connell Corporate Center I, a four story 428,123 square foot Class A office building with a full service cafeteria. At that time, Connell Corporate Center I was the largest building in New Jersey built on speculation. The Connell Company and AT&T entered into a long term triple net lease for the entire building just prior to completion of construction. When this lease expired in 2000, Connell Real Estate completed a major renovation in the building and the building was transferred to a Connell affiliate. The Connell Company moved its corporate headquarters to the top floor in late 2000 and the remainder of the building was fully leased by 2001.

Connell Corporate Center II:
Connell Real Estate completed construction of Connell Corporate Center II in 1987. The five story Class A office building consists of 343,614 square feet. This multi-tenanted building is located on 39 acres and includes a full service cafeteria and five story atrium.

Connell Corporate Center III, IV & V:
Situated on 70 acres, Connell Corporate Centers III, IV and V will share a common courtyard and full service cafeteria. Connell III, an eight story, 285,000 square foot Class A office building, was completed and fully leased in 1999. Connell IV, 257,000 square feet on seven floors, was completed in late 2001. Connell V, also 257,000 square feet, has its foundation in place and will be constructed as conditions dictate.

Connell Corporate Center VI:
Connell owns an additional 16 acre site in the Park that remains available for future development. Connell anticipates developing approximately 200,000 square feet on this site in the near future. Connell Real Estate continues to look for additional land opportunities for future development. In addition to initial development, Connell Real Estate is responsible for actively managing the Park’s leasing and maintenance activities, and arranges for the construction of these assets through The Connell Company’s internal funds.
